Measurable care delivery focussed on higher acuity provision
The Civitas portfolio is positioned towards properties in which a mid to higher level of care is provided as measured by the number of care hours per individual per week.
We regard this as an important metric within the portfolio.
Adopting this approach around higher acuity care seeks to avoid acquiring properties in which low or marginal levels of care is delivered and which in turn might be subject to challenge in the future by local authorities on the basis that properties fall outside the definition of exempt accommodation.
Following a recent a review of a number of the leading care providers delivering care within the Civitas portfolio we established that approximately 70% of the individuals considered were receiving higher levels of care which we determine to be more than 50 hours of care per week. Of the balance none were receiving less than 30 hours of care per week a figure significantly above the requirements for exempt accommodation.
